Data integration: Imported listings are integrated into your own property website database, so they appear in search results, filters, maps, and listing pages like your native content.
Content augmentation: Backfilling helps you maintain a strong volume of properties (sales and lettings) even when direct uploads from agents/landlords are slower, keeping the site fresh and attractive to visitors.
Obtaining the feed: Your website receives a feed URL from a partner (e.g., an estate agency system, a property portal, a developer inventory feed, or a partner site).
Parsing the data: The platform reads (“parses”) the XML using tags that describe each field, such as
<property_title>, <price>, <address>, <bedrooms>, <images>, <description>, and <status>.
Mapping the fields: The system maps feed tags to your database fields (price → price, bedrooms → bedrooms, property type → category, features → amenities, etc.) so listings display correctly across search, cards, and detail pages.
Automating the import: Imports can run on a schedule (e.g., hourly/daily) so new listings appear quickly and withdrawn/let/sold properties are updated automatically.
Publishing control: Once imported, listings can publish instantly or go into a review queue for quality checks (photos, descriptions, compliance text) before going live.
Generates unique links: The platform creates a unique URL for a property (or landing page) with a tracking identifier that you can share via social, email campaigns, QR codes, partner websites, or affiliates.
Tracks enquiry sources: When a visitor clicks a referral link and makes an enquiry (viewing request, valuation request, brochure download, call click), the system tags the lead with the referral source so attribution is clear.

Requesting data: A third-party system (CRM, portal, mobile app, marketing platform, partner site) requests property data via the Smart PropertySites API-e.g., “2-bed flats under £1,500 within 3 miles of Manchester city centre.”
Authentication: Access is controlled with API keys/tokens to keep data secure and restrict permissions by partner/client.
Returning data: The API returns results in a standard format (JSON/XML), including listing details, images, statuses, and metadata required for search and display.

Hierarchical structure: A master account manages multiple sub-accounts (branches, teams, franchisees, departments, or client agencies).
Distinct identifiers: Each sub-account has its own login, permissions, and visibility rules.
Resource management: The master admin controls allocations such as number of listings, user seats, integrations, featured slots, and marketing add-ons per sub-account.
